What a Real Furnace Tune-Up Should Include (and What's a Waste of Money)
Not all furnace "tune-ups" are equal. Here's what a technician should actually be doing — and a few common add-ons that don't earn their price tag.

What should actually happen
A real furnace tune-up includes a combustion analysis (checking that gas is burning cleanly and safely), a temperature-rise measurement against the manufacturer's spec, inspection of the heat exchanger for cracks or corrosion, testing of safety switches and limits, and a check of the flame sensor and igniter. That's the list that actually catches problems before they become no-heat calls in January.
A filter swap alone isn't a tune-up
If a "maintenance visit" consists of a filter change and a five-minute look, that's not a diagnostic service — it's a filter change with a service fee attached. Ask what's actually being tested, and ask to see the readings, not just "looks fine."
Where the upselling usually happens
Duct "sanitizing" sprays with no measurable benefit, annual "UV light" replacements pushed regardless of condition, and blanket recommendations to replace parts that tested fine are the most common add-ons we see oversold across York Region. A tune-up should tell you what's wearing out and let you decide — not default to replacing anything that's still working.
Why we document combustion and limit checks
If we find a heat exchanger crack or a venting issue that's a genuine safety concern, you should see photos and the actual readings — not just be told to trust us. That's the standard we hold every technician to whether the call is in Georgina, Markham, Newmarket, or Aurora.
How often it's actually worth doing
Once a year, ideally in early fall before heating season starts and before the phones get busy. It's also the best time to flag a heat exchanger or component that's trending toward failure while you still have options — instead of finding out at 2am in a January cold snap.
